Water heater repair and replacement

The county's water heaters die by two routes: the slow death from scale, and the sudden one. Nampa's municipal water runs moderate hardness, up to about 7 grains per gallon in the city CCR, which deposits on elements and collects in the tank bottom over years. Out in the rural towns the same story plays out on well water, often harder.

What this water does to a tank

Sediment in the tank bottom makes the rumbling or knocking sound most people hear a year or two before failure. A tank that gets its annual flush runs longer; a tank that never does loses capacity and efficiency before it leaks. The plumber can usually say on the call whether the unit is worth flushing or past it.

Repair or replace

Heating elements, thermostats, and gas valves on a younger tank are repair parts. A tank at ten-plus years with rust in the pan or water at the base is not a repair candidate, and a plumber who quotes a valve job on it is quoting short money. The honest answer is one look away.

Tankless and rural power

Tankless units save space and handle long showers, but they demand a gas line sized for the load or a serious electrical service. On older rural electric service or propane-fed homes, the sizing conversation happens before the quote. Say what feeds the house and the plumber will tell you whether tankless fits.
